No property taxes on the boat house and no tax when buying or selling. It’s a private deal.
You pay moorage by the square foot and not by length.
Boat houses are going up in price quite dramatically. It’s more the moorage spot than the shed that’s worth the money.

Same. As soon as I started mooring I went from 18 to 24 to 32. And now back to 28 sadly.

Thanks. It's no new boat house, but I'm pretty proud of it none the less. Yes, everything is custom cut/routed starboard, with stainless hardware. It does quick release with two pins at the front, which will eventually be tethered to the legs so I can’t lose them. I have not had it out on the water yet, so I don't know if the back edge will bounce around at all when running in chop. If it does I have some ideas for quick release pins on the back side of the mount too, but not going to try and solve that problem until I know it is a problem. It needs to be free to tilt for the motor as mentioned in the original post.

Here is a shot of the mount with table removed. There is a 7/8 stainless rail on the front edge of the table that slots into those U brackets in this photo, and quick release pins go in above that to hold it in place. The rail pivots in the U brackets for tilting, if that makes sense.

Boathouses in Sidney do come up at reasonable prices now and then.Usually the boat owner passes away and the estate just wants to get rid of the monthly fee's. Good score for "Stizz".

a boat lift would be rad! in conjunction with a powered boat cover that drops from the ceiling

When I looked into buying one 5-6 years ago the sales lady at Arbutus Coast Yacht Sales at the Ladysmith marina (Oak Bay Group) told me that I would have to pay property taxes on the boathouse as well as moorage.
She may have been wrong or it may be a site-specific issue as I would have previously thought that the marina pays the taxes and passes them on to the customer in their moorage rates.

As far as I know you only pay property taxes on a float home that you are living in.
A boat house or shed is moorage only. That was the case in the 3 marinas I have been at.
 
I’ve owned a boathouse since early 2020 and never paid property taxes, that really doesn’t even make sense, you don’t own the space, you rent it

I ended up cutting a quarter round gap out of pvc to make a drain for my Nauti bait table. I have to carry an extra length with the flange on board to just slip over the end when I’m cleaning fish to get the blood and guts overboard.
The rest of the time it’s just a bait and fish landing table so the extra length can just be stored.
The slots in the end and the cap secure it in place but I added a couple of stainless bands for reinforcement.

Very nice. I miss how pretty the Nauti table was.
 
Worked at cleaning up wiring on the boat this last couple weeks. Added a 100 amp fuse panel at the helm with new 4 gauge pos and neg wires with a 100 amp resettable breaker. The previous wiring was a little questionable... All terminal lugs were 3/8" on smaller studs. Some of the terminal lugs were overheated to the point where they were discolored and the tinning was melted together. (These wires were reused based on fading on the insulation, I think the overloading happened on a previous installation and I'd guess on I/O crank no start situation) This adds up to voltage loss and more heat build up in high current draw situations. I dealt with this at work this fall on a 24 volt starter circuit and had over 2 volts drop over 2 24" 2 gauge wires that were getting warm under normal start conditions. Pay attention, wires should be somewhat flexible and not have melting on the insulation and please use correct size terminal lugs. Still a work in progress. Next up will be finishing up the fuse panel install and windlass wiring which is at this point disabled...

Did you put a slope on the PVC to help it drain? I may have to do the same thing.
