“Although the owner started renovations in 1990, they were not completed.” 9000 square feet. I hope the new owners won’t have 9000 square feet gut and update. my house was gutted and rebuilt in 2006/2007 down to the studs and things are holding up pretty well but I’m deferring a couple of bathroom Reno’s and managed to convince my wife, just like in my first house, not to paint the kitchen cabinets white to “make them look more modern”.

My pick would be Comox Valley “some bias there of course”
From Pacific playground/Salmon point you can access Kitty Coleman hump and south end of Quadra 15/20 min either way both are very productive fisheries. These two marinas are also the starting point for day trips or overnighters to the main land inlet. Bute, Toba and Ramsey arm, Fishing Bute inlet late spring early summer is spectacular and the early morning bite can be epic. From Comox marina or union bay launch you can get to C&B a somewhat newer fishing location just north of Hornby island also very productive, as well fishing around Hornby can be good too.
Unfortunately finding a house with a dock is pretty much nonexistent in the valley and as mentioned our health care system is strained at best right now.

Amazing salmon fishing, prawning and crabbing, literally 5-10 minutes from your own dock. And then of course there is the convenient access to Winter Harbour!

You did say best fishing, so for my top pick for a fishing retreat it would be hands down Haida Gwaii. Lots of off shore, inshore and river opportunities Just very limited services and not a lot of docks in back yards….thats more of a winter harbour, Bamfield, Ucluelet thing, which are all also great spots.

Can’t beat those tax rates and like I often say, with today’s construction costs you are getting a lot of buildings/docks with the waterfront land thrown in for free.

Absolutely, it is a lot of property for the money, extremely well dialled in for fishing. 15-20 minutes run from Coal Harbour or 20-30 minutes from Port Alice.
 
I was looking into Brown's Bay for awhile.
Currently in CR, with a trailer, I can hit all the fishing I want without leaving asphalt.

Brown's Bay would be a nice place to have the boat in the water, lots of places to hit within 30 minutes.
Fuel dock and restaurant round out the facilities.
Couple of nice places there, prices have tracked up as noted above.
