Storage for boat and trailer

After 11 years of parking my boat next to my house I've been asked to move it as it violates a property covenant and the Property Developer has received a complaint. I've live in Langford and have been looking online but haven't found much so was wondering if any of the members know of storage lots in the general area? I fish out of Pedder Bay and Cheanuh and I'm looking for something that has easy in and out access as I use the boat fairly frequently. (21ft Ranger Tug). At this point I have not considered putting it in a marina as I would still have to deal with the trailer. Hopefully, there's not a Sale in my near future as a couple of fish out there has my name on them.
 
That sucks. I see your red rig towing around town often. Kinda think you may want to explore moorage. Boat storage will be a challenge wanting access often. Easier and more options to ditch a trailer somewhere. Cheanuh is reasonable price wise and love it especially in the summer when the ramp is a gong show. Unless DFO shuts us down there we’re toast.

Thanks, Yes I may end up having to do the moorage thing. I would need to first get the bottom blasted and coated as it's just gelcoat right now. I will drag out having it at my house for as long as I can while I check out all of my options.
 
Did you sign any sort of agreement indicating you wouldn't park anything there ?
I agree with Marley, maybe get some legal advice and drag it out. What's the worst that could happen?
 
Heard of this before. Sometimes the building scheme will say RV and boats must be screened. If you're lucky enough to be able to park your boat on a RV pad beside the residence, a 5/6/ft fence and gates may solve the issue. Had to do this for a client years ago.
 
It's never just about the boat. Probably didn't like the noise in the wee hours or garbage cans left on the road, or maybe just the cut of his jib. I know when I don't like someone, for any reason, I hate everything they do 😆
 
To put some context around this and respond to some of the comments. There are covenants in my area and I was aware of them. No RV's, ATV's Boats etc for longer than 5 days. I don't know the full wording of the covenants and there are covenants for other things. I bought the house in 2013 and before buying my boat talked to a Rep of the Developer asking about the covenant as I had noticed that this covenant as well as others were not being enforced. He agreed that they were not being enforced and said that unless someone complained they have not been enforcing them. Bought the boat in 2014 and have been parking everyday since. About a week ago a friend notified us that someone had posted a photo of my house, truck and boat on a community facebook group saying the boat was parked illegally for months and asking others to help get it removed. I'm thinking it's someone new because if not they would have known that it's been there for much longer than a few months. They posted anonymously and this more than anything pissed me off as he/she didn't have the decency to come have a conversation. This doesn't take away from the fact I'm aware of the covenant and neighbours have a right to complain. It took 11yrs for one to do so, but not to me, to the developer. I am waiting for the full covenant documents from the developer and we've spoken and discussed the non compliance and non-enforcement of different covenants since day one. I have considered meeting with a lawyer and may still do so as I've read that if covenants have not been enforced for a an extended period of time that they could be ruled as void by a court. I would say that 11 yrs is an extended period of time. I will wait for the covenant docs and go from there.
Another thought. Check to see if there is a Sunset Clause on the Building Scheme.
I haven't read our actual documents but similar ones and it seems that they continue on basically forever unless something with the development has changed. I live in Bear Mountain and was told that the original vision for this development was for it to be a golf resort of sorts. That didn't go to well as it went bankrupt early on and I believe that it is now in receivership under the current developer. Don't know if the current building scheme, seems like clearcut and build as many house as you can, would classify as a big enough change.

Can only have on property if inside of your existing garage. Can't build additional garage on property. Can't build a fence to hide it.

Peddler Bay has lots of trailer storage, and some boat on trailer storage.
I wanted to park my boat and trailer there this past summer for just a few days and couldn't. Was told that it was their overflow parking and they were in the process of getting everyone out. Maybe it's just a summer thing when they are busy. I will check it out again.

they also have a back field with trailers only
 
Covenants are difficult to enforce. Just ignore them and let them pay for a lawyer. They usually drop it when they have to spend time and money to enforce. Just keep on fishing and share your catch with your good neighbours. It's your right to live and share a Canadian resource.
 
Sorry Gents but I just can't go along with the crowd here. If you know there are clear rules before you buy a place, and then deliberately break them, you can't think you've been unjustly targeted when somebody (after 11 years OMG!) complains that you've broken them. For me a Deal is a Deal. My word is my Bond. Without integrity there is no honor.

I never would have signed a contract to buy a place with such a covenant, but that's just me.

Sorry Jim if I left you or anyone with the impression that I'm unjustly targeted with respect to the covenant. Poor choice of wording on my part. Any or all neighbours has a right to file a complaint and I've been very fortunate to have been here without one for all these years. However I don't think that a neighbour should have the right to post a photo of my house, truck and boat on a public forum.

Covenants are registered by the developer and has the authority to enforce them, or not. They have clearly not done that and it's not just the one regarding RV's boats etc. The developer has known that my boat has been here since day one as I discussed it with them prior to putting the boat on my property. To choose now to try to enforce this covenant while not addressing others is maybe why I am disappointed. Don't pick and choose what you enforce. Enforce them all or none. This doesn't make it "legal" or "right" for me to be in non-compliance.

Since the original post was to look for storage/parking areas I apologize that it's gotten off track. Not looking for sympathy, just a place to park my boat.
